Dana Point Harbor revitalization, in one paragraph: The Dana Point Harbor revitalization is a multi-phase, multi-year coastal redevelopment project covering the marina, commercial core (shops, dining, hospitality), and public access improvements. As of May 2026, marina improvements are largely complete, the new commercial core is in partial occupancy with phased restaurant and retail openings continuing through 2026-2027, and a new boutique hotel is in late-stage construction. The project has been the single largest property-value driver in Dana Point since 2023, with walkable-to-harbor neighborhoods seeing above-market appreciation and limited supply. Dana Point Harbor Revitalization: What’s New & What’s Next

Dana Point Harbor is the centerpiece of the City of Dana Point — and its multi-year revitalization project is transforming it into a world-class coastal hub.

What’s Changing in the Harbor

  • New dining & retail village with chef-driven restaurants

  • Expanded marina facilities with modern slips and amenities

  • Pedestrian-friendly walkways and public gathering areas

  • More events and programming year-round

Construction of the new marina began on August 4, 2022, led by The Marina at Dana Point. The redevelopment features modern docks and slips, strategically divided into 15 phases for efficient progress.

On July 1, 2025, the final phase of the West Basin Island opened for occupancy, marking the completion of eight phases (50%) and the introduction of 1,115 brand-new slips.

Most recently, Phase 9 opened for occupancy on October 1, 2025, introducing the Dock of the Harvest Lantern and Dock of the Lavender Lantern. Phase 10 is scheduled to begin demolition on October 6, 2025.

Phases 1 and 2 of the Commercial Core project included the construction of a three-tiered parking structure, underground utility infrastructure, and the new harbor entrance at the intersection of Golden Lantern and Dana Point Harbor Drive. These concurrent phases began on March 1, 2024, and were completed on July 2, 2025.

With these initial phases now complete, Phase 3 of the Commercial Core is scheduled to begin in late 2025. This next stage will focus on redevelopment along the waterfront buildings, further enhancing the visitor experience.

By executing the project in carefully planned phases, the harbor remains open and accessible to the public throughout construction, ensuring minimal disruption to parking, businesses, and shared spaces.

The brand-new harbor entrance at Golden Lantern and the Dana Point Harbor Parking Structure are officially open to the public. Full access to harbor shops and restaurants as well as boater and customer parking is available.

Impact on Dana Point Real Estate

For buyers and sellers, this project represents both lifestyle upgrades and increased property value potential.

  • Investors anticipate a “Harbor premium” once the project is complete.

  • Sellers should emphasize proximity to future amenities in their listings.

FAQ: Dana Point Harbor Revitalization

When will the harbor revitalization be fully complete?
Phased completion is targeted through 2026-2027 for the commercial core and hotel. Marina infrastructure is largely complete. Some public realm improvements continue beyond 2027.

How has the harbor project affected home prices?
Walkable-to-harbor neighborhoods (Lantern District, parts of Capistrano Beach, harbor-adjacent condos) have seen above-market appreciation since 2023. Inland Dana Point has appreciated closer to broader OC averages.

Will harbor traffic and construction impact my decision to buy now?
Construction continues but is concentrated. Most residential streets are not directly affected. Buyers focused on the commercial-core experience may prefer to wait for full openings; those focused on long-term value benefit from buying ahead of the inflection.

What is coming to the new harbor commercial core?
A mix of restaurants, boutique retail, public space, and hospitality. Specific tenants are announced in phases; check the official Dana Point Harbor revitalization site for current tenant list.

Will the harbor still be walkable to existing homes?
Yes. The revitalization preserves and enhances pedestrian connectivity from surrounding neighborhoods. New paseos and public space improve access from Lantern District and Capistrano Beach.

Are there new homes being built as part of the project?
The revitalization itself is commercial and infrastructure-focused; it does not include large new residential development. New residential supply in Dana Point comes from infill and remodel-and-resell.

How does this affect short-term rental potential?
STR demand has increased near the harbor as the commercial core opens, but Dana Point continues to regulate STRs via permitting with caps. Verify community CC&Rs.

Is this a good time to buy harbor-adjacent property?
Buyers who want to capture remaining appreciation tend to buy ahead of full completion. Buyers wanting visibility into the finished experience may wait. Both strategies are defensible; depend on holding horizon and personal preference.
