
Fall Is Not the Off Season: Roughly One in Three Home Sales Happens in the Final Four Months of the Year
Summer is behind us, and the same question comes up in nearly every seller conversation this time of year: did I miss my window? The instinct is to wait for spring, repaint in February, and list when the coast is crowded again.
The data says otherwise. About a third of all existing home sales close in the last four months of the calendar year, and that share has grown every year since 2023.
Fall Is Busier Than Most Sellers Assume
National Association of Realtors data shows that September through December consistently accounts for close to one third of annual existing home sales. That share has climbed in each of the last several years, which tells you something important: buyer behavior has shifted. Relocations, job starts, tax planning, and year-end deadlines do not pause for the season.

Roughly 11,800 Homes Are Selling Every Day This Fall
Forecasts from Fannie Mae, the Mortgage Bankers Association, NAR, and Wells Fargo point to approximately 4.16 million existing home sales this year. Measured against closings to date, that leaves roughly 1.4 million sales still to happen between now and December.
That works out to about 11,800 homes changing hands every single day this fall. The market is not frozen, and your plans do not need to be either.
Higher rates have kept a portion of the buyer pool on the sidelines. That is real. But the buyers still shopping in October and November are rarely casual. They are moving for a reason and they are working against a calendar. In Monarch Beach, Newport Coast, Laguna Beach, Dana Point, and Corona del Mar, that group also includes second-home buyers who tour over the holidays and 1031 exchange buyers with hard deadlines.
Wait for spring and you sit out every one of those months. You also list into the season when the most competing inventory arrives.

Pricing and Presentation Decide the Outcome
Getting in front of the buyers who are active right now comes down to two things: how the home is priced and how it is presented. Both are local decisions, not seasonal ones.
Coastal Orange County does not trade as one market. A view corridor in Monarch Bay Terrace, a guard-gated Pelican Crest estate, and a village-adjacent Laguna Beach property each answer to a different buyer and a different comp set. Pricing to this fall's market means reading what has actually closed in your specific enclave over the last 60 to 90 days, not what your neighbor listed at in May.
Presentation carries the rest. Shorter days and softer light change how a property photographs, which means photography needs to be scheduled around the light rather than around the calendar. Staging, video, and the first three images a buyer sees on their phone determine whether your home makes the tour list. From the first photo to the final offer, those details are what turn a listing into one of the 11,800 homes selling every day.
