Pelican Crest: Newport Coast’s Highest-Elevation Luxury Enclave

Newport Coast is built in tiers. Each community sits a little higher than the one below it, and the higher you climb, the wider the view becomes. Pelican Crest sits at the top of that climb. It is the highest-elevation guard-gated enclave in Newport Coast, positioned above Pelican Hill Golf Club with sightlines that reach across the Pacific to Catalina Island, north up the coastline toward Palos Verdes, and inland across the canyon on clear evenings.

That elevation is the entire point of the neighborhood. Where the lower Pelican communities are built for proximity to the sand and…

The Ultimate Guide to Buying an Oceanfront Estate in South Orange County

Oceanfront property in South Orange County is one of the smallest real estate markets in California. From the Laguna Beach coves down through Dana Point, Monarch Beach, Capistrano Beach and San Clemente, the true oceanfront inventory measures in the hundreds of parcels, not the thousands. In a given year, only a fraction of those homes trade, and a meaningful share of them never reach the open market at all.

That scarcity changes how the purchase works. Comparable sales are thin. Price per square foot tells you very little. The diligence that matters most happens…

Featured Laguna Beach Listing

Build the House Your Family Never Outgrows

2155 Temple Hills Drive, Laguna Beach, CA 92651

Most Laguna Beach buyers eventually run into the same wall. They find a location they love, then discover the house on it cannot grow with them. The lot is too tight, the topography is unforgiving, or the approval process for anything meaningful stretches out for years.

2155 Temple Hills Drive removes that wall. The property offers a functional 3 bedroom, 4.5 bathroom residence of approximately 4,800 square feet today, along with Design Review Board approved plans for an entirely new home of approximately 7,500 square feet. The heavy lift, design,…

183 Monarch Bay Drive: A Single-Level Estate on One of the Enclave’s Largest Lots

There are roughly 230 homes behind the gates of Monarch Bay. Only a handful sit on a full third of an acre, and fewer still do it on a single level, at the quiet end of a cul-de-sac, with the hills of Three Arch Bay filling the western horizon. 183 Monarch Bay Drive is one of them.

Offered at $11,995,000, the estate spans 4,800 square feet of living space across one floor, with four bedrooms, three and a half baths, a detached casita, and grounds that read more like a private compound than a suburban lot. The 0.35-acre parcel is among the largest in…

How to Choose a Dana Point Luxury Realtor: A Practical Guide for the Rest of 2026

Most people interview two or three agents, listen to three versions of the same presentation, and pick the one they liked talking to. That works fine on a tract home in Ladera Ranch. It does not work here.   Dana Point is not one market. Ritz Cove and Monarch Bay behave nothing like Capistrano Beach. Beach Road has its own rules, its own risk profile, and its own buyer. The Strand at Headlands trades on a set of comparables that most agents in Orange County have…

A Look Inside Pelican Point’s Guard-Gated Bluff-Top Community

Of the guard-gated enclaves that make up Newport Coast, Pelican Point holds a position that cannot be replicated. It sits directly on the ocean side of Pacific Coast Highway, on the bluff above Crystal Cove State Park, with the Pacific opening in front of it and protected parkland wrapping around it. There is no next phase, no adjacent development, no future competition for the view.

That single fact drives almost everything buyers should understand about the community: supply is fixed, the setting is permanently protected, and the homes trade accordingly.

Pelican Point…

Newport Coast Market Analysis

Why Crystal Cove Commands Some of OC’s Highest Price-Per-Square-Foot

There is a number that separates Crystal Cove from nearly every other address in Orange County, and it is not the sale price. It is the price per square foot.

Recent reporting puts Crystal Cove’s median sold price per square foot above $3,000, with listing-side medians running in the same range. Newport Coast as a whole sits closer to $1,600. Newport Beach citywide is closer to $1,500. Corona del Mar runs roughly $1,400 to $3,500 depending on bluff position. In other words, a Crystal Cove residence can carry a per-foot premium of 80 to 100 percent over the surrounding…
