More About San Juan Capistrano Ocean View Real Estate & Ocean View Homes For Sale

The influence of earlier generations is still very readily apparent as you walk through the Mission San Juan Capistrano, the historic Los Rios District, and the downtown area. San Juan Capistrano is recognized world-wide for the annual migration of cliff swallows that migrate each year to Mission San Juan Capistrano from South America. San Juan Capistrano is the site of California's oldest residential neighborhood, known as Los Rios. In fact, the Los Rios neighborhood is the home of the oldest building still in use in the State of California-the Serra Chapel in the Mission. In addition to the historic buildings, this area was the site of both the first vineyard and the first winery in California. The main city of San Juan Capistrano is located at the site of the old Catholic mission for which it is named, Mission San Juan Capistrano. At the time of the mission's founding in 1776, it was named in honor of the Franciscan Saint Giovanni da Capistrano (1386-1456).

The migration of the cliff swallows is an annually celebrated event in San Juan Capistrano.  The birds are said to return from their South American migration on (or about) Saint Joseph's Day on March 19th.  This local holiday is celebrated with the Swallows' Day Parade and other community events.  The swallows are then traditionally anticipated to leave on (or about) October 23rd, which is when the locals celebrate the former feast day for Saint John of Capistrano.  Properties here with ocean views can enjoy the tradition of this wonderful annual event.

Aside from the fantastic Pacific Ocean views and close beach access, one of the best attributes of San Juan Capistrano real estate is the distinct sense of community that makes it a wonderful place to live and work. There are also 23 city parks to choose from in the city, offering beautiful spaces for relaxation and outings.  There are several recreational hiking trails in the area of San Juan Capistrano that are situated within the broad and beautiful spaces, along the gurgling creeks, and enjoying the hillsides that present the magnificent Pacific Ocean to view.

The parks that are most often used by residents are Descanso Veterans Park and Cook Park/La Novia. Additional organized activities are held at the HTC Park, which is the site that is used for public events that are hosted by the city, such as the San Juan Summer Nites program during the warmer summer months, and the Tree Lighting Ceremony which lights up the region during the holidays.

The City of San Juan Capistrano maintains and supports active lifestyles with its six quality athletic field areas.  These areas, which are made possible for use by the public, include the Sports Park, Acu Canyon Park, J. Serra Park, Cook Park/Cordova Park, Marco Forster Middle School, and Stonefield Park. The most common users of the fields are the San Juan Adult and Youth soccer leagues, AYSO Soccer, Capistrano Girls Softball, and San Juan Little League. Organizations and residents of San Juan Capistrano are offered first choice on the fields through the city's Community Services Department.

San Juan Capistrano offers two private schools for the needs of children from kindergarten through eighth grade/junior high school.  These are the Mission Parish School and Rancho Capistrano Christian School. The beautiful Mission Parish School is actually located directly on the historic Mission grounds.  This school makes use some of the historic buildings as classrooms, and is right next to the scenic Mission Basilica San Juan Capistrano. The Rancho Capistrano Christian School, on the other hand, is located just off of Highway 5 on the southern campus of the Crystal Cathedral, within easy striking distance of the ocean view area. This campus at Rancho Capistrano is also the host site for numerous youth summer camps and other meetings, events, and conventions.

The city also has four private, Christian, college preparatory schools for students in the area.  These schools are the Saddleback Valley Christian School (covering with Pre-K through 12th grade), Saint Margaret's Episcopal School (also with Pre-K through 12th grade), Capistrano Valley Christian Schools (offering Pre-K through 12th grade), and the J. Serra Catholic High School (providing 9th through 12th grade).  In addition to the private schools, San Juan Capistrano's public education needs are met by Capistrano Unified School District (or CUSD). CUSD has recently opened a new public high school, San Juan Hills High School.  There are about 600 students in each class, and SJHHS is the only public high school in San Juan Capistrano.

The city has a fabulous Community Garden that is comprised of 76 individual garden parcels, all of which are kept up by citizens of San Juan Capistrano.  All 76 parcels are rented out by the city each year. Of course, the cost of rental varies with the size of the plot of land, and there can often be up to fifty San Juan Capistrano residents on the waiting list for a garden parcel.

Other attractions and activities in the San Juan Capistrano community include excellent, locally grown produce at the Downtown Farmers Market, historic and valuable finds on the city's Antique Row, books, media and other presentations at the local library, and a number of excellent museums. The downtown area is a great place for local retail shopping and is the home for several great restaurants.
